What are lender credits?

A lender credit is money the lender applies toward your closing costs in exchange for accepting a slightly higher interest rate.

Mortgage pricing works on a trade-off: a lower interest rate usually comes with fewer or no credits, while a slightly higher rate can come with a larger lender credit toward your closing costs. Neither option is automatically “better” — it depends on how long you plan to keep the loan and what matters more to you: a lower rate long-term, or less cash needed at closing. Explore both directions in the calculator.
